From the first survey to the last day on site, we can take on the whole project or only the stages you need. Every project is led by an ARB-registered architect.

SURVEY
We visit the property, measure it and photograph it. From that we draw the existing plans, sections and elevations that every later stage depends on.

PROPOSED DESIGN
We develop the layout, the exterior and the glazing with you, until the design works for the way you live or trade and is ready for a planning application.

PLANNING PERMISSION
We prepare and submit the application for you, whether it is full planning permission or a lawful development certificate, and we deal with the council until a decision is made.

BUILDING REGULATIONS
We produce the technical drawings and specifications needed for Building Regulations approval. The same drawings tell the contractor exactly what to build.

INTERIOR DESIGN AND BESPOKE JOINERY
Mood boards, colour schemes, finishes, lighting and furniture layouts, with a full specification. We also design bespoke joinery and prepare the shop drawings for the workshop.

TENDER PACKAGE
A complete set of drawings and a written scope of works, so that every contractor prices the same job and you can compare their quotes fairly.

PROCUREMENT
We source and order kitchens, lighting, flooring, tiles and furniture, including from Italian suppliers, and coordinate the deliveries with the site programme.

CONTRACT ADMINISTRATION
We administer the building contract between you and the contractor, using JCT or RIBA forms. We certify payments, record changes and sign off completion.

PROJECT AND CONSTRUCTION MANAGEMENT
We set the programme, appoint and coordinate the contractors and trades, check quality and cost on site, and keep you informed until handover.
