SURVEY

We will schedule a visit to your home to gather all the necessary measurements to kickstart your project.

During this visit, our surveyors will record the existing measurements of your property and take a series of photographs to provide our designers with a comprehensive understanding of your space. Once this data has been collected, it will be used to create a set of existing drawings.

 

PROPOSED DESIGN

Our skilled designers collaborate closely with you to create architectural drawings that enhance your home’s potential. The proposed design phase is a crucial step in your home improvement journey. It’s when you and your designer outline the vision for your project.

This involves conceptualizing your future layout, exteriors, and desired amount of glazing. These designs primarily focus on the aesthetic aspects of your home and are utilized during the planning stage to obtain approval from your local authority, if required.

 

PLANNING PERMISSION

Our team will handle your chosen planning route on your behalf. During the planning process, we’ll assist you in applying for either planning permission or a lawful development certificate.

  • Lawful Development Certificate: If your project falls under your Permitted Development rights, we recommend obtaining a lawful development certificate. This certificate serves as proof to both your local authority and future buyers that your construction was legally compliant at the time of completion.
  • Planning Permission: If your project doesn’t fall under Permitted Development rights, obtaining planning permission is legally required. Your proposed design will be assessed by your local authority during this process.

 

BUILDING REGULATION

Due to the detailed nature of construction projects, you’ll need various specialists, including a structural engineer, to meet the necessary requirements. Your project will be assessed by either your local building control or a privately hired approved inspector.

To ensure compliance with building regulations, we strongly advise commissioning a set of technical drawings for your proposed build. These drawings will provide your contractor with detailed instructions to meet all legal requirements during construction.

 

 

INTERIOR DESIGN

At Raffaello Fair Ltd, we understand the importance of setting the right tone for your space. That’s why we provide meticulously curated mood boards, comprehensive color schemes, detailed specifications, and source materials both locally and internationally, ensuring that every element of your project reflects your unique style and requirements.

Our expertise extends to bespoke joinery, where we excel in crafting custom solutions for sideboards, cupboards, kitchens, and bathrooms. We take pride in producing precise shop drawings that guarantee the seamless integration of our designs into your space

 

CONTRACT ADMINISTRATOR

A contract administrator is responsible for managing contracts between building contractors, employers, and clients. We oversee the administration of construction contracts and may act as project managers, engineers, consultants, and client representatives.

For our projects, we utilize JCT and RIBA contracts.

 

PROJECT AND CONSTRUCTION MANAGEMENT

Construction project managers supervise all stages of the construction process, collaborating with engineers and contractors to develop plans and establish timelines.

Here are some of the key responsibilities:

Developing schedules and work timetables,
Working closely with building, construction, and regulatory specialists
Gathering and leading construction teams

Ensuring clear and effective communication with clients, contractors, and other stakeholders

Supervising the daily progress of the project
